DTCP stands for Directorate of Town and Country Planning, the Tamil Nadu government body that approves layouts outside Chennai Metropolitan Area (CMA). A DTCP-approved plot means the layout, road width, common areas and setbacks conform to state urban planning regulations, making it eligible for bank loans and hassle-free registration.

What is the difference between DTCP and CMDA approval?

CMDA (Chennai Metropolitan Development Authority) approves layouts inside the Chennai metropolitan area. DTCP approves layouts everywhere else in Tamil Nadu. Both are equally valid statutory approvals — the difference is only geographic jurisdiction.

Do I need patta and EC for every plot?

Yes. Patta is the land ownership record maintained by the revenue department, and EC (Encumbrance Certificate) shows the transaction history and any liens on the property. Every plot we list has both, and copies are available for buyers to verify on request.

Can I get a bank loan on your plots?

Yes. Every plot marked 'Loan Available' has been pre-verified with our partner banks (HDFC, SBI, ICICI, Axis, LIC Housing). You can apply for a plot loan of up to 70-80% of the plot value depending on the bank and your eligibility.

No. The price shown on the listing is inclusive of development charges. Additional statutory costs — stamp duty (~7%), registration fees (~4%) and legal charges — are extra and standard across Tamil Nadu.

Sign up as a developer, complete KYC verification (company documents, RERA number, past project proof), and submit your first project. Our legal team completes verification in 5-7 working days, after which your listing goes live.

We charge a subscription plus a pay-per-lead model. Detailed pricing is shared post developer verification. There are no charges for buyers.
